YOU ARE NOTIFIED THAT default has occurred in the conditions of the following described Mortgage:
INFORMATION REGARDING MORTGAGE TO BE FORECLOSED
1. The Mortgagors are David G. Shanahan and Shirley M. Shanahan, husband and wife.
2. The Mortgagee is F & M Community Bank, N. A.
3. The Mortgage is dated December 7, 2018, and was recorded in the office of the County Recorder of Fillmore County, Minnesota, on December 14, 2018, as Document Number A-420031.
4. The Mortgage has not been assigned.

OTHER FORECLOSURE DATA
8. This Mortgage is not a residential mortgage loan within the meaning of the Minnesota Residential Mortgage Originator and Servicer Licensing Act. Accordingly, there is no transaction agent, residential mortgage servicer, lender, broker, or residential mortgage originator.
INFORMATION REGARDING FORECLOSURE
9. The conditions precedent and requisites for foreclosure under the Minnesota Statutes on foreclosure by advertisement have been satisfied, including that no action at law to recover the debt secured by the Mortgage is pending and that a default has occurred by which the power to sell has become operative.
10. The original principal amount secured by the Mortgage was $100,000.00.
11. At the date of this Notice, the amount due on the Mortgage, including taxes (if any) paid by the holder of the Mortgage, is $108,823.47.
12. Pursuant to the power of sale in the Mortgage, the Mortgage will be foreclosed, and the Sheriff of Fillmore County, Minnesota, will sell the mortgaged premises at public auction on Thursday, December 17, 2020, at 10:00 a.m., at the Fillmore County Courthouse, Main Lobby, 101 Fillmore Street, in the City of Preston, Minnesota.
13. The time allowed by law for redemption by the Mortgagor or the personal representatives or assigns of the Mortgagor is 12 months after the date of sale.
