The Fillmore County Planning Commission held two public hearings to consider conditional use permit applications at their September 24 meeting.
Jonathan and Kathryn Schroeder, section 18 Pilot Mound Township, applied for a CUP to build a non-agricultural recreational pond on their property. A CUP is required per ordinance, section 604.03 (18) for non-agricultural ponds.
Mark Welch, G-Cubed Inc., said the pond (water feature) will have a four mil liner so water doesn’t seep through to underlying fine sandy loam soils. An existing well will be used to regulate water level as desired by the owners. A detailed grading plan for the pond was submitted. Welch said there are no environmental issues and all setbacks will be met.
Zoning Administrator Cristal Adkins said she had not received any comments on the CUP request. There were no comments from township officers or the public. A motion to approve the application and to send it on to the county board for their consideration at their October 6 meeting was unanimously approved.
Steuart Custom Manufacturing applied for a CUP to use an existing commercial building located off Highway 56, section 31 Beaver Township, for a use other than its original purpose. The building is the former Artesian Fresh facility. A recent ordinance amendment to 604.03(13) allows for commercial use of existing buildings in the Ag District sited adjacent to Highway 56.
Steuart Labs of Mabel plans to lease the building to use the space for packaging and shipping of their finished product. Manufacturing will continue at this time only at their existing lab facility in Mabel.
There was no comment from the township officers or the public. Adkins noted that if Steuart Labs were to purchase the building in the future, a compliance inspection will be required.
A motion to approve the application and send it on to the county board for their consideration at their next meeting was approved unanimously.
