NOTICE IS HEREBY GIVEN that on November 9, 2023 at 10:00 a.m., at the Fillmore County Sheriff’s Office, Courthouse Square, 101 Fillmore Street, Preston, Minnesota, the Fillmore County Sheriff will sell the real property described as:A part of the West one-half (W 1/2) of Section 13, Township 104 North, Range 12 West, Fillmore County, Minnesota, described as follows:
Commencing at the Northeast (NE) corner of said West one-half (W 1/2) of Section Thirteen (13), said point being marked by a cast iron monument; thence North 89 degrees 30 minutes 40 seconds West, assumed bearing along the North line of said Section, a distance of 1300.12 feet; thence South 00 degrees 17 minutes 30 seconds East, 1173.43 feet; thence South 63 degrees 36 minutes 30 seconds West 170 feet; thence South 47 degrees 58 minutes 20 seconds West, 223.21 feet for a place of beginning; thence North 83 degrees 33 minutes 10 seconds West, 1000.96 feet to the West line of said Section 13, thence North 00 degrees 22 minutes 50 seconds East along said West line 1297.13 feet to the Northwest Corner of said Section 13; thence South 89 degrees 30 minutes 40 seconds East along the North line of said Section, a distance of 535.96 feet; thence South 7 degrees 54 minutes 10 seconds West 197.67 feet; thence South 23 degrees 19 minutes 40 seconds East 802.41 feet; thence South 12 degrees 33 minutes East 483.87 feet to the place of beginning.

to the highest bidder by auction pursuant to the Order for Judgment, and Judgment entered in the above-entitled action on May 1, 2023; to satisfy the judgment entered for Plaintiff in the amount $426,720.62 as of March 21, 2023, plus interest and the costs of said sale. A certified copy of the Order for Judgment and Judgment has been delivered to the Fillmore County Sheriff.
The redemption period from the sale will be six (6) months from the date of confirmation of the sale by the Court. The real property must be vacated by 11:59 p.m. on the last day of the redemption period.
THE TIME ALLOWED BY LAW FOR REDEMPTION BY THE MORTGAGOR, THE MORTGAGOR’S PERSONAL REPRESENTATIVES OR ASSIGNS, MAY BE REDUCED TO FIVE WEEKS IF A JUDICIAL ORDER IS ENTERED UNDER MINNESOTA STATUTES, SECTION 582.032, DETERMINING, AMONG OTHER THINGS, THAT THE MORTGAGED PREMISES ARE IMPROVED WITH A RESIDENTIAL DWELLING OF LESS THAN FIVE UNITS, ARE NOT PROPERTY USED IN AGRICULTURAL PRODUCTION, AND ARE ABANDONED.
