A comprehensive housing study of Fillmore County, commissioned by Bluff Country HRA, was unveiled at a public meeting on Tuesday, January 14.
The report, conducted by Maxfield Research of Minneapolis, presents a picture of the present housing situation, analyzes the need for housing by geographical markets and looks at the projected demand for types of housing over the next five years. The report is broken up into five major housing markets: Spring Valley, Chatfield, Rushford, Preston-Lanesboro, and Harmony-Mabel. Some of the key demographic findings were: •Spring Valley is the largest market area with 6,153 persons and 2,423 households as of 2000; •Rushford is the smallest market area with 3,347 persons and 1,303 households as of 2000; •Between 2000 and 2010, the Chatfield Market Area is expected to add the most persons and households; and •The Preston-Lanesboro Market Area is expected to grow the least. The research looked into the for-sale, rental and senir housing needs in the county through 2010 as determined by proejcted changes in population. Some of the recommendations coming out of the report included the development of a number of housing units county-wide: •Single-family homes: 250-280 homes; •For-sale ownhomes: 80-90 units; •Independent Senior Apart-ments: 150-160 units; •Assisted Living: 50-60 units; •Rental Apartments: 50-60 units; •Rental Townhomes: 35-40 units. Additional recommendations were made specific to each market area. Jeremy LaCroix, Executive Director of Bluff Country HRA said that the report is an important step in meeting the future housing demands in Fillmore County. “As far as the HRA is concerned, the report will allow us to prioritize what needs to be done in Fillmore County and devise ways to respond,” LeCroix said. The research project was funded in part by a grant from the Minnesota Housing Partnership, as well as contributions from Fillmore County, the cities of Fountain, Lanesboro, Rushford, Home Federal Savings Bank, Aquila, Rushford State Bank, Semcac, Spring Valley EDA and Utilities, and Tri-County Electric.
