Board visits subdivision site; delays enforcing trailer removal

By Mike McGrathThe county commissioners took a break during their regular chamber meeting last week and made a visit to the site of a proposed subdivision in Fillmore Township.

Accompanied by the Zoning Administrator, the Policy Coordinator, and the Assistant County Engineer, the county board met a large group of township officers and concerned citizens at the 40-acre parcel on county Route 8 that is owned by Rebecca Barr.

Ms. Barr is proposing a five-lot subdivision on the bluff-dominated site, but did not receive approval from the Planning Commission for the project because the subdivision is located on the gravel part of Rt. 8 and proposes multiple driveway accesses where the road curves sharply down a steep hill.

Although the commissioners had a plat of the subdivision, neither the owners nor the surveyor who drafted the plat were at the meeting. Consequently, those in attendance were at a loss as to determine the exact locations of the proposed driveways.

However, the county has the road slated for widening and paving in the near future and the setback stakes for the road were in place on the Barr property. Those stakes seem to indicate that, between the setback required for the road and the setback required for the bluff, there would not be enough room for several of the proposed homes.

The bluff ordinance requires an 80-foot setback for buildings from the top of a bluff, and the road setback for buildings is 100-feet from the centerline of the road.

"They would have to have variances for these houses," explained Commissioner Duane Bakke as he and his fellow commissioners looked over the site.

Several of the projects neighbors who spoke out against the subdivision at the planning commission hearing on the 25th of October were also at the site when the commissioners made their visit last Tuesday. After examining the entire road frontage of the parcel, the commissioners returned to their meeting at the courthouse in Preston.

Back at the meeting, no action was taken on the subdivision application. The subdivision proposal will again be on the commissioners agenda at their next meeting on the 27th of November.
